Rental Property Guidlines for Paphos
Rentals basically fall into 3 categories. These are:
Long Term Let – Minimum of 6 months normally at least 1 year.
Winter Lets – As the name suggests a period during the winter months.
Holiday Lets – From 1 week onwards.
Long Term Lets – These can be found in most areas and can in a lot of instances be offered furnished or unfurnished. The price of unfurnished rental property can be between CY£50 and CY£150 cheaper per month than furnished.
There is availability in Apartments, Townhouses, Villas and Traditional Houses.
The tenant in all cases is responsible for the running costs in terms of electricity, water, refuse collection and telephone etc during their period of occupancy unless this agreed beforehand with the property owner. If there is a private swimming pool at the property this would again be the responsibility of the tenant unless agreed upon at the time of signing the contract.
A contract is drawn up between the owner (and his agent acting on his behalf) who has agreed to let the property and the tenant who has agreed to take the property for a specific period of time.
The contract will contain all the conditions which the tenant must comply with throughout the period of occupation.
Normally 1 month’s rent is paid in advance and a further 1 months rent is taken as a security deposit. This will be credited to the tenant at the end of the tenancy provided the property is returned in good serviceable order taking into account fair wear and tear.
Many property owners do not permit pets, dogs and cats. This is particularly so with furnished accommodation.
Electricity and Water accounts are normally changed over into the tenants name for the period of occupation. The tenancy agreement and passport are required to effect this change at both places.
If the property has communal facilities then the tenant would normally be liable for these charges during their period of occupancy. It may well be however that the owner will continue to pay these and include them in his rental.
Winter Lets – Run normally from November through to the end of March. The basic terms and conditions are the same as long lets with a few changes. Normally all accounts would remain in the name of the owner.
The amounts for electricity, water and other charges would be the subject of agreement between the property owner or his agent and the tenant on payment. Winter lets are furnished. Unlikely that pets would be allowed.
Short Term – Holiday Lets. These can vary from 1 week up to normally 1 month. The following normally apply:
- Charges are based on a daily or weekly rate.
- All services such as water, electricity, laundry and refuse collection are included in the rate.
- Arrivals and Departures are normally agreed at the time of booking.
- Security deposits are normally taken by the owners or their agent to cover damages. These are refunded at the end of the stay provided the property is vacated in good order.
- All properties are fully furnished and equipped. The only exceptions to this are baby cots, high chairs and other items linked to small children. These can however be hired locally are very competitive rates.
- Discounts are sometimes available for bookings in excess of 1 week.
- Where a property sleeps 4 and has additional facilities to cater for another 2 persons those persons will be charged CY£10 per person per night surcharge on top of the original rate quoted.
