KATO PAPHOS
This is the location where the action is. Located right on the coast and in a central location, it has everything that you require in terms of entertainment, accommodation and sporting activities. No need to hire a car unless you wish to travel out of the area.
A regular cheap bus service available between Paphos, Coral Bay, the famous Water Park and Bird Park.
There is an abundance of developments in this area to suit all pockets from 1 bed apartments to luxury villas. Ideal location for investment property with very good market for rental income.
CORAL BAY
When people talk about Paphos District they think of Coral Bay. It has excellent beaches, all the facilities that one would want in terms of infrastructure. There are plans to build a yatching marina in adjacent to Coral Bay which will greatly enhance the value of property which is already very high.
The majority of developments in this area are detached villas with private pools. Most of the projects are within easy walking distance of the beaches and shops,restaurants etc.
All kinds of water sports and other activities are available within reasonable distances making it an ideal place to live.
PEYIA
Situated on the side of the hill overlooking Coral Bay and the surrounding area this village has grown over the past 5 years in both size and stature. It is well laid out has everything that you need in order to survive. It has great views of the coast and mountains, depending of course where you are viewing from and very good infrastructure.
Coral Bay is just a 5 minute drive away. There is a good mix of property for sale in this area ranging from 1 bed apartments to luxury 3, 4 or 5 bed villas with private or communal pools. Due to its height above the sea the humidity is not as great as nearer the sea.
SEACAVES & AGIO ST. GEORGE
Everyone who visits this area fall in love with its beauty. The natural wonder of the Seacaves and the beauty of the Akamas wildlife area make this an exceptionally desireable location.
Much of the area is protected and as such the level of building and the type of structure that can be built is restricted. The result is beautiful villas with magnificent gardens adorn the area.
If you seek peace, privacy and tranquillity this is one of the areas that will be bale to accommodate your needs. Great views in terms of sea and coastline as well as the mountain range to the rear and of course not forgetting the Akamas and Agios St George. It has to be seen to be believed.
KATHIKAS
Is a village that is directly above the Sea Caves area and is also above the humidity line which ensures cooler temperatures during the summer months. Snow is also possible during the winter.
The village has become popular location for those seeking higher altitude and wishing to be away from the tourist scene but close enough to get involved when required. It is midway between Coral Bay and Polis, which is located on the northern end of the Greek controlled section of the island.
This a large wine producing area and as a result there are at least 2 wineries in operation within the village area.
The village is a mix of traditional stone built villas and modern design with private pools. This goes well within the environment as the compliment each other. Sea and mountain views are obtainable.
POLIS
Located on the Northern side of the Greek controlled area Polis has expanded over the last couple of years due to its popularity in terms of property type, beaches, activities and scenary. The area will be further enhanced when the new proposed motorway is in place (2010). This will link the Polis area with the Paphos and the airport by a new 4 lane highway making access that much easier and quicker.
There is a mix of property option ranging from 1 bed apartments to luxury villas available in this area.
Long stretches of beach and water activities are available with the area.
LATSI/NEO CHORIO
Located near to the Akamas on the other side, this area is famed for its natural beauty. There is a small harbour and fishing village at Latsi. The area has become very popular of late and more and more people are drawn to this area due its sheer beauty.
Property here is expensive but like all things you get what you pay for! If you want a beachside villa then it is available. Mainly villas with the odd project in terms of apartments in this area.
Neo Chorio is situated on the side of the hill overlooking Latsi and Polis bays. This is a very much a sort after area due to its height above the bays and the spectacular views from there. Its close proximity to Latsi and the Akamas makes it a dream location.
ARGAKA/POMOS
These two locations are on the other side of Polis. They m
Lie mainly on the coast although the village of Argaka straddles the road and extends up the side of the mountain overlooking the bay.
Traditional village that offers all kinds of options for purchasers from 1 bed apartments to luxury custom built villas. A short drive to Polis of just 6kms.
STROUMBI/POLEMI
These 2 villages are located in the middle of Paphos District. They are also large wine making areas. A large new winery has opened up on the edge of Stroumbi on the main road to Polemi (just 3kms away).
The summer months in these areas are attractive due to large area of vines under cultivation. This has the effect of the area being green for 10 months of the year. Both villages are traditional in outlook. They have attracted foreigners in recent times due to their location and beauty of the area.
Sea and mountain views (including troodos) are possible from Stroumbi with great mountain and valley views from Polemi.
A proposed new motorway will greatly enhance the travelling times between these locations and Polis and Paphos. Main developments in these areas are private villas with or without swimming pools.
TALA
The village nestles on the side of the hill midway between Paphos and Coral Bay. Its height above sea level ensures that residents do not suffer the same levels of heat and humidity that people do at lower levels.
The beauty of the village is that it has great views sea and mountain and that it is within easy commuting distance of Coral Bay and Paphos. Large variety of property available although traditionally the village has tended to be dominated by detached villas.
Other villages close by are Kisonerga 2 kms and Tsada 6kms, where there is an 18 hole golf course.
ANARITA/TIMI
Located approx 15kms outside of Paphos and within an easy drive of the International airport. These villages are located to the east of Paphos and just off the Paphos to Limassol motorway.
Anarita is an agricultural area and has tended to lend itself to villa developments. Where as Timi which is closer to the airport offers a rich mix of villas, townhouses and villas.
TSADA
This village overlooks Paphos, the harbour and to a lesser extent the golf course. Located on the hill with commanding views the village has several projects consisting mainly of luxury villas.
The attraction is the height above sea level and its close proximity to the golf course. Main shopping in Paphos is just 10 minutes away with the airport only 20 minutes. This will be shorter once the new motorway is in place.
MANDRIA
New area located just outside the International Airport. This location is close to the beach and is relatively flat making it an attractive location. There are ongoing projects consisting of apartments, townhouses and detached villas to be found here.
Only a short 5 minute drive to the motorway and located only 10 minutes from two major golf courses makes this an ideal location that is still offering good value for money.
SECRET VALLEY
This area was one of the best kept secrets in Cyprus. Now the cat is out of the bag. There are two area currently under development offering Golf properties and much more. Included are 2 International Golf courses ( they compete with each other in terms of trying win clientele).
If you are in to Golf in a serious way and need your daily fix then you can literally role out of bed and end up on the green. Luxury custom built villas, townhouses and apartments are available in this area.
In most cases Sea and Mountain Views are available. Only a few minutes drive to the motorway located down below and within 15 minutes you can be back in Paphos.
CHLORAKAS/EMBA
Both of these villages offer a blend of old and new. They are located approximately 2km back from the sea but elevated on higher ground with the potential depending on where you are for sea and mountain views.
They are located within easy commuting distance of both Paphos and Coral Bay and for Golf enthusiasts Tsada Golf Course.
PISSOURI
Can be found approximately midway between Paphos and Limassol along the motorway. The village itself occupies the high ground and has great views over the bay and toward Limassol.
Most of the developments in this area have been villas although there have been one or two projects offering apartments.
The beaches and the bay are really good in this area and water activities /sports of all types can be found here. Ideal location some persons who like golf and do not wish to live is a busy built up area.
